For Investors Who Need Their Lenders to Keep Up
Fix and flip financing is designed for real estate investors on a tight timeline. At Barrett Funding, we specialize in short-term, asset-based loans that give you the capital you need to move fast, win the deal, and maximize your return.

A fix and flip loan is a short-term real estate loan used to purchase and renovate a property with the intention of selling it for a profit. These loans are typically interest-only, with terms ranging from 6 to 18 months.
That makes them ideal for:
- Buying distressed or off-market properties
- Funding renovations or construction work
- Bridging the gap between purchase and resale
- Avoiding the delays of traditional mortgages
Who Fix & Flip Financing Is For
- First-time flippers ready to jump into their first project
- Experienced rehabbers scaling their business
- Agents or brokers flipping personal investments
- Builders who need short-term capital
- Anyone tired of losing deals to faster buyers
If you’ve got a solid plan and a value-add property in your sights, we’re ready to help you move.

Your Questions Answered
Our fix and flip loans are specifically designed for residential investment properties with 1 to 4 units. That includes:
- Single-family homes
- Townhomes and condominiums
- Duplexes, triplexes, and fourplexes (small multifamily)
We may also consider select mixed-use properties—as long as the residential portion makes up the majority of the square footage and value.
We do not offer fix and flip financing for properties with 5 or more units, commercial buildings, or raw land. However, we have other financing options available for larger investment properties! If you’re not sure whether your property qualifies, just reach out and our team will gladly review the details and provide clear guidance.
Not necessarily. While experience is a plus, it’s not a deal-breaker. We work with first-time investors and seasoned flippers alike. We evaluate the strength of your project, your renovation plan, and your ability to follow through, not just your resume.
We work with many first-time flippers. If you have a solid plan, understand your local market, and can show the project makes financial sense, we’ll guide you through the process, even if this is your first deal.
Loan amounts typically range from $75,000 to over $2 million. The amount you qualify for depends on:
- Project scope and budget
- Your credit and investor experience
- Property’s current value and after-repair value (ARV)
Rehab funds are released in draws, based on your construction timeline and progress. After completing a milestone, you request a draw, and we send an inspector to verify the work. Once approved, funds are released quickly to keep your project moving.
Our fix and flip loans are built to support the full scope of your investment—from purchase to renovation. Here’s what’s typically included:
- Property acquisition: We finance a significant portion of the purchase price, helping you secure the deal with less upfront capital.
- Renovation costs: We cover your rehab budget, which can include everything from cosmetic upgrades to major structural improvements. These funds are released in draws, based on your approved construction schedule and verified progress milestones.
You’ll receive a single loan that’s strategically structured to meet the unique needs of your project, so you can move forward with clarity and confidence without piecing together multiple sources of funding.
Our fix and flip loans are designed for short-term projects, offering flexibility and speed without long-term commitment. Here’s what to expect:
- Loan term: Typically 12 months
- Payment structure: Interest-only monthly payments
- Prepayment: No prepayment penalties—sell early and pay off without extra fees
- Extensions: Available on a case-by-case basis if your project needs more time
This structure gives you breathing room during renovations, helps preserve cash flow, and rewards efficiency. Whether you’re planning a quick turnaround or a more involved renovation, we make sure your loan term supports your timeline—not the other way around.
Yes. We exclusively work with established business entities, such as LLCs, corporations, or trusts. All loans must be made to a legal business structure, not to individuals.
This approach helps streamline underwriting, provides liability protection, and aligns with how serious investors structure their real estate businesses. Make sure your entity is properly registered, active in your state, and has a dedicated business bank account. If you’re just getting started, we’re happy to offer guidance on how to set up the right structure before applying.
